That movie, starring Robin Williams and Nathan Lane, was an American remake of the original European story. Now you can enjoy a live performance by some of the world's most brilliant stage actors right here in West Palm Beach, Florida.
A live play is an experience that is unlike watching a film because of the real-time nature of the performance and the closeness you have with the actors. There are no re-takes, the singing is concert quality, and the energy in the room is exhilarating.

0 CommentsTo those who thought home prices would drop further, the latest statistics show a 2.6 percent increase in Palm Beach housing prices from nearly a year ago.
Over the last half year, all of the following south Florida measurements are up: employment, house price appreciation, and single-family housing permit growth.
Clearly, there are still great deals to be had when looking to buy a condo in West Palm Beach or homes for sale in Palm Beach Gardens. The question is, how long will the prices remain this low? With prices on a gradual rebound, no one can be certain.
One economic driver is the improvement of Palm Beach County's unemployment rate. It is at its lowest since 2009. There is much more progress needed, but signs are pointing to the beginnings of a recovery. Naturally, when more people are secure in their employment, they feel more confident in their ability to buy a home for sale, thus increasing demand and raising prices.
Single-family home sales in Palm Beach County areas such as West Palm Beach, Jupiter, and Palm Beach Gardens have experienced a 24 percent increase over the previous year. That said, favorable deals helped fuel the increase with median sale prices below $200,000. How much longer prices stay below that threshold is speculative as home prices surprised some by rising this year instead of dropping.
If you have access to capital, this may be your ideal opportunity to invest in south Florida real estate while prices are still low but look to be on the upswing.
Beautiful homes for sale are available now in prime Palm Beach Gardens areas such as PGA National, Old Palm, and Mirasol. Jupiter real estate for sale includes Abacoa, Loxahatchee Club, and The Bears Club. Wellington, Florida also boasts some of the best south Florida property with homes for sale in Palm Beach Polo, Aero Club, and Equestrian Club.

0 CommentsWhen you are looking for a new apartment in West Palm Beach, it's to your benefit to calculate your true living expenses instead of quickly looking at only the monthly rent. Be sure you are comparing apples to apples when making your decision.
Your rent payment is just one of your ongoing costs. Other potential monthly costs are bills for water, sewer, electricity, trash removal, cable, internet, and fitness facilities. It may be a financial mistake to balk at a downtown West Palm Beach condo that has a higher monthly rent compared to a rental unit that is further away from the city center. Besides the greater value of living in a beautiful luxury building within walking distance of shops, restaurants, night life, and the arts, many downtown buildings include extras in the monthly rent.
For instance, renting a unit in a less convenient part of town may ostensibly save you $200 a month in rent but oftentimes the rent for that apartment complex will not include the cost of services such as water, trash removal, cable television or internet. Additionally, if you plan to use a fitness center, you should add that to your monthly cost of living as well. In most of the downtown condos, some or all of these costs are included. Each building has a different policy and your expert Realtor will be your guide.
For instance, when you rent at the very conveniently located and fairly priced Montecito, you are saving on water, sewer, trash removal, as well as even internet and cable! The Montecito also has a full fitness center complete with free weights, exercise machines and multiple treadmills and stationary bicycles. You save on the monthly cost to purchase a gym membership because the Montecito's facilities are first rate. The Montecito also gives you access to their business center which is outfitted with internet enabled computer work stations.
James Scuttina, Owner and Broker of Scuttina Real Estate Group remarks, "I've had clients who originally rented outside of downtown because they thought they were getting a deal. But then they ended up buying a gym membership because the fitness room in their community had inconvenient hours or broken machines. And they would be hit with unpredictable water bills. They found themselves driving downtown quite a bit for the night life or shopping. It adds up. Then I show them units downtown that are essentially the same price or close in price and when they think of the value, it becomes a no-brainer."
Scuttina continues, "I live downtown and I love it. You get a lot for your money. I don't have to get in my car every time I want to do something and my building is full of young professionals and active people."
So when you compare the price of renting, be sure to include ALL the costs you are likely to incur.
The Whitney is another luxury downtown condo in West Palm Beach that includes many items in the monthly rent such as water, cable television, and internet. When looking over your budget, you may find that living downtown can indeed become a reality for you.
You may also find that you are saving on fuel costs because there is less of a need to drive everywhere when you are within walking distance of the grocery store, restaurants, shopping, and night life. For instance, renting in 610 Clematis means you are quick 6 minute walk from a Publix supermarket and you down the street from the some of the best night life in south Florida.
When deciding where to live in West Palm Beach, don't just look at the monthly rent. Ask your Realtor to calculate the true costs. You may be pleasantly surprised at what you can afford.

0 CommentsThis is the internet age and with so much information at your fingertips, you might wonder, why should you use a Licensed Realtor to help you find your dream residence?
The best reason is because a professional Realtor has dedicated themselves to becoming an absolute market expert and they have incredibly valuable experience that will save you time and money.
Your agent has detailed knowledge of each neighborhood and each building. Your agent can literally save you from headaches by advising you as to which units are susceptible to excessive train or traffic noise. They know which buildings have the best upgrades and amenities. Dealing with property management and landlords every day, they have inside information to help you make a smart rental or purchase decision.
James Scuttina, Owner and Broker of Scuttina Real Estate Group says, "People may not realize the sheer number of details involved in even a relatively simple transaction. I'm on the phone all day for my clients. If they did this on their own, they would have to make the phone calls, deal with the various personalities, and because they're unfamiliar with the process it could cost them the deal. At the very least it will cost them at lot of their free time. My job is to save my clients from this frustration. Plus, because of my business relationships, I'm able to get them into the best residences that downtown West Palm Beach has to offer, such as Two City Plaza and Esplanade Grande."
Another reason to utilize an agent is to take advantage of their skills as negotiators. Negotiating on your own can be intimidating and futile. It can also cost you your new apartment since there is no reliable way you can estimate the supply and demand. Your Realtor has a working relationship that helps them to negotiate in your favor. They also know how to negotiate with tact and with respect to current market conditions. This will save you money.
You will also rely upon your trained agent to handle all the necessary paperwork. Purchase agreements can be confusing and this is not an area where you can afford to make a mistake because it is a legal document.
An agent will also be available to answer your questions and to help with various aspects of the transaction. A real estate agent is motivated to make you happy because they rely upon referrals and reputation.
Realtor Michael Habicht of the the Scuttina Real Estate Group confirms this sentiment, "A good agent thrives by satisfying his clients because in this town, your reputation can make or break your business. I'm proud to have had clients call me years later when they're ready to upgrade and move into a beautiful luxury building like South Tower. They've told me that they've returned to do business with me because I helped them to get a great deal on their apartment and because I handled the process with helpful professionalism. It feels good to get such a positive response and I work to ensure that same great experience for every person and family I represent here in West Palm Beach."

Dr. David Bradley will explain his role in creating the first ever personal computer for IBM.
Successful author of 11 books, native Floridian Eliot Kleinberg will discuss Florida's role in World War II. He will bring to life the realities of German prisoner-of-war camps, deadly accidents, and U-Boat sinkings that happened not in Europe, but right here off the coast of Florida.
For those curious about the world outside their door, The Historical Society of Palm Beach offers free guided tours of downtown West Palm Beach that illuminate the city's growth and changes. "I can't think of too many places where you have beautiful weather, clean beaches, a vibrant downtown nightlife, as well as significant cultural events like those available in downtown West Palm Beach."

0 CommentsProperty values are affected by many factors, one of which is proximity to high culture experiences. Residents of Downtown West Palm Beach are fortunate to be treated to a surprising number of interesting art exhibitions. For example, this month, downtown owners and renters are a walk away from a beautiful and unique free photography exhibit by physicist turned artist Graham Flint.
Graham Flint Portrait of America: Images from the Gigapxl™ Project are on display at 101 South Flagler Drive on the West Palm Beach Waterfront. While your typical consumer digital camera produces photos measured in megapixels, Flint is the inventor of a new camera technology with high-resolution photographs measured in gigapixels. The results are gorgeous, amazingly detailed photographs that span 10x20 feet in size.
Not only are the photos incredibly large, but they are sharper than any photograph you have ever seen. The subjects range from the Grand Canyon to the New York City skyline to California's Big Sur ocean coastline to the Mount St. Helens volcano. When prospective buyers think of downtown West Palm Beach they probably don't think of cutting-edge art and photography, but it's all here and within walking distance from your luxury downtown apartment.
The camera itself is a marvel. Flint created the powerful camera from salvaged parts of Cold War era spy planes such as the U-2. The camera weighs an astonishing 100 pounds.
To accomplish such breath-taking photos, Flint must measure the distance to the objects with a laser range finder and he calculates his lens adjustments based on a set of algorithms. The images are then scanned by the same technology used by NASA for space imaging.
Downtown residents are afforded this amazing experience with a pleasant walk to Lake Pavilion on the waterfront. When purchasing a condo in downtown West Palm Beach you get so much more than sun and sand. You are also welcomed to fascinating artistic exhibitions right outside your door.
James Scuttina, Owner and Broker of Scuttina Real Estate Group remarks, "These types of art exhibitions are the secret jewel in the crown of downtown West Palm Beach living. Everyone knows about the convenience factor with regards to shopping and entertainment but you also have easy access to the Norton Museum of Art, the Palm Beach Opera, and outstanding free art exhibitions located right on the waterfront."

Whenever we move into a new place, the first thing we do is to make note of all the things that need to be cleaned or repaired. When we move, whether it's locally or distantly, we usually don't have a chance to do a thorough cleaning before our family or belongings arrive.
It is imperative to walk through your potential new home before you move in to see the condition of the carpets.
If not cleaned for a considerable time, carpets may contain a lot of germs, dust, and odors. It is always wise to get them cleaned properly. Always insist to see the actual apartment, condo, townhouse, or single family house that you will be renting or buying.
If the home has carpets, it can be worth the investment to hire a professional carpet cleaning company to steam clean the carpets. Be sure that you make arrangements to have this done before you plan to move in and allow time for the carpets to dry.
If that isn't possible due to either time or budget constraints, then your new home just needs a thorough vacuum. While it is more difficult to steam clean the carpets with furniture in place, it can still be done and should be done at the earliest convenient time.
Carpet cleaning companies train their staff to provide a high level of carpet cleaning services to their clients. To engage any carpet cleaning company, make sure you go for one with a good reputation.
Make sure you ask the previous owners if they had any pets; if they did, you may want to spray the home against possible flea infestation.
A reputable carpet cleaning company also knows the right type of cleaning that best suits your carpet to get rid of all the dirt, odor, fleas, or germs restoring it to a better condition and ensuring a bright welcome to your new home.
Professional carpet cleaning is the ideal option. It will save you time and ensure that your carpets are properly cleaned and ready for you to enjoy your new home.
0 CommentsWhen asked, how much is your house worth, many real estate agents will over or underestimate your property for their own interest. If you’re thinking of buying, selling, refinancing or applying for a home-equity loan, it is important to know your home’s estimated value.
When looking to buy a house, determining market value of the property will not only help you save money on the initial transaction, but will also protect your investment for years to come.
If you pay more than the market value of the property, you run the risk of being locked into a mortgage you cannot afford to get out of for many years. In other words, you can’t sell your house for what it is worth without taking a large loss.
To determine your homes market value, you need to look at how similar houses are priced in your neighborhood and then apply that information. Keep in mind that location is the key to pricing out every home.
With real estate software like RealtyTrac or Zillow, it is very simple and easy to get a comparative market analysis. All you need to do is type in the square footage and zip code of the property, you are going to buy. You can then instantly view a range of home prices based on recent sales of town homes, single family homes, and apartments in that particular area.
Whether you are a seller or buyer, looking to take advantage of reasonably priced homes, it is extremely important to get a home value estimate from some reputable professionals.
Bidding too low on a property can cause you to lose the property in a competitive market. Homeowners who are wanting to sell their homes quickly, or are facing a foreclosure situation, often take the first reasonable offer that can be executed quickly instead of bargaining back and forth with low bidders.
Trying to determine the market value your prospective home on your own isn’t a simple task. Today's market is the most difficult time for anyone to value a home because it’s so volatile. The solution is to find a mortgage expert that can help you navigate this process to make an educated decision.
More often than not, people think that their house is worth more than it actually is and list their house at a higher price. This is because they have an emotional attachment and can't look at it from a business point of view. With that in mind, always bid lower then the asking price and most sellers will accept a reasonable offer or counter your offer. If your offer is countered, then you can begin negotiations to find a price comfortable to both parties.

In a bold move some Real Estate agents around the country have created "Foreclosure Express" buses.
These are quick day tours that take potential real estate buyers into the suburbs to quickly tour foreclosed and distressed properties.
Its a quick and effective way to see many houses in a short period of time, and to get a narrated tour of the area.
It does however feel like you're being sold a timeshare. So hold on to your wallets.
"Foreclosure Express" tours are popping up in Florida, California, Nevada and other states that are hit hard by the real estate slump.
As with anything, be careful with the claims of the tour operators, and of course its always the best idea to run it by your personal real-estate agent before making the plunge.

Ever wondered who owns the alleyway that runs between you and your neighbors houses?
That's what Broward and Palm Beach county officials are desperate to unload. Having a house means there are meticulous property surveys done and sometimes a little sliver of land is unaccounted for.
It could be from a few yards across, or hundreds of yards long. Generally these pieces of land are not useful for building on because of their shapes or sizes.
For the county governments, these parcels of land are a financial burden. Because the land has to be mowed, maintained, and otherwise kept clean and tidy. Not to mention that if someone walks on the property, trips and falls then there is a potential law suit.
Properties with cheap prices are a result of owners failure to pay the taxes on it. Even very rich people can forget to pay the tax bill, resulting in parcels of lands or buildings going for literally pennies on the dollar.
Give us a call so we can tell you about foreclosed properties in the Palm Beach County area. You might be very surprised.
1 CommentsBuying a house or a condo is generally not a tough decision for many people. You either love the feel of a condo and already have a definite opinion about it. Sort of like which way to hang the toilet paper.
But for those of you who are on the fence here are some tips that will "tip" you over to one side or the other.
It's more important to look at lifestyle instead of just pros and cons.
YOUNG AND MOBILE
You're young, go out a lot, and mostly sleep, game, or watch TV at home. Hands down, the condo is for you. There is no maintenance for you outside your door. Generally facilities like gyms, pools, security and concierge are in the building, and you can come and go whenever you want. Today most condos have pretty good internet connections as well. If this is you, then pick a condo.
PREFER CITY LIFE
Then get a condo. Condos generally are close to the downtown of cities, or close by to important roads. If the condo is big enough, they'll even put shopping centers close to it just for you. As a bonus… Parking is on the premises, or if you don't drive you're already close to public transportation.
FAMILY FRIENDLY
If you have at least two kids and want an outdoor and less hectic life. Then buy a single family house. Not a townhouse but a single family home. You'll more than likely have a backyard and some space for the kids to play in.
YOU LIKE GARDENING -- AND FREEDOM
Do you want a garden or the freedom to change your home to your personal taste? Then a single family house is your best bet. When buying, seldom are the questions asked about changing anything inside or outside the home. With a single family house, you can do as you please (up to the limits of your city codes). Paint the walls red, pink or black and no one cares, except you. This is the American dream, and is the reason why so many people -- even condo dwellers, aspire for a house to call their own.
YOU WANT SPACE
Lets face it. As Americans we have a lot of stuff. More than likely most of it just won't fit inside that condo of yours. Give up already and get a home with lots of storage space and room to accomidate your belongings and all the treasures you've collected.
If you're still undecided. Go check out one of the many condos in Palm Beach, or give us a call so we can show you either a condo or single family house: 561-296-5326

Palm Beach Island (Palm Beach)
Palm beach Island is separated from the mainland by the Intracoastal Waterway. While the town is small and has only around 20,000 residents. It is highly desired due to the proximity on both sides of water, the separateness from the rest of the mainland, and the enviable $150,000 median household income.
