To those who thought home prices would drop further, the latest statistics show a 2.6 percent increase in Palm Beach housing prices from nearly a year ago.

Over the last half year, all of the following south Florida measurements are up: employment, house price appreciation, and single-family housing permit growth.

HOMES SALES RISE 24 PERCENT IN PALM BEACH COUNTY

The year 2011 concluded with a 24% spike in home purchases for Palm Beach County, Florida. Median prices for existing single-family homes dropped to $193,700, no doubt sparking the interest of real estate investors and those looking to buy a West Palm Beach home for sale for personal use.

Where the prices end up is mainly a matter of conjecture although Palm Beach County prices actually increased 5% in December from the previous month.

With record setting low-interest rates on loans and favorable home prices, many are deciding that now is the time to capitalize by purchasing West Palm Beach real estate.

The Chief Economist of the National Association of Realtors, Lawrence Yun, commented, "Record low mortgage interest rates, job growth and bargain home prices are giving more consumers the confidence they need to enter the market."

Investors are swooping in to buy West Palm Beach condos for sale, in particular. With many still shut out from the buying market, this has resulted in a strong rental market. Seeing this opportunity, Palm Beach County condo sales skyrocketed 30% from the previous year.

Properties with cheap prices are a result of owners failure to pay the taxes on it.  Even very rich people can forget to pay the tax bill, resulting in parcels of lands or buildings going for literally pennies on the dollar.

SHOULD I BUY A HOUSE OR A CONDO IN PALM BEACH?

Buying a house or a condo is generally not a tough decision for many people. You either love the feel of a condo and already have a definite opinion about it. Sort of like which way to hang the toilet paper.

But for those of you who are on the fence here are some tips that will "tip" you over to one side or the other.

It's more important to look at lifestyle instead of just pros and cons.

YOUNG AND MOBILE
You're young, go out a lot, and mostly sleep, game, or watch TV at home. Hands down, the condo is for you. There is no maintenance for you outside your door. Generally facilities like gyms, pools, security and concierge are in the building, and you can come and go whenever you want. Today most condos have pretty good internet connections as well.  If this is you, then pick a condo.

PREFER CITY LIFE
Then get a condo. Condos generally are close to the downtown of cities, or close by to important roads. If the condo is big enough, they'll even put shopping centers close to it just for you. As a bonus… Parking is on the premises, or if you don't drive you're already close to public transportation.

FAMILY FRIENDLY
If you have at least two kids and want an outdoor and less hectic life. Then buy a single family house. Not a townhouse but a single family home. You'll more than likely have a backyard and some space for the kids to play in.

YOU LIKE GARDENING -- AND FREEDOM
Do you want a garden or the freedom to change your home to your personal taste?  Then a single family house is your best bet.  When buying, seldom are the  questions asked about changing anything inside or outside the home.  With a single family house, you can do as you please (up to the limits of your city codes). Paint  the walls red, pink or black and no one cares, except you. This is the American dream, and is the reason why so many people -- even condo dwellers, aspire for a house to call their own.

YOU WANT SPACE
Lets face it. As Americans we have a lot of stuff. More than likely most of it just won't fit inside that condo of yours. Give up already and get a home with lots of storage space and room to accomidate your belongings and all the treasures you've collected.

5 TOP PALM BEACH COUNTY PLACES TO LIVE

Here at the Scuttina  Real Estate Group, We've looked at the 5 top cities in Palm Beach County to live in based on the demographics, crime, income, and other factors. Overall pretty much anywhere in Palm Beach is great to live, and here's our list of the best cities:

Boca Raton (or just "Boca")

This is the largest city in Palm beach with around 85,000 people. It has 3 of the most expensive gated communities in the US with a family median income $93,000.

Wellington

While much smaller than Boca with only 55,000 people, Wellington has an enviable $91,000 family median income. BE Aerospace is located here.

Jupiter

Jupiter has a very large "snowbird" population and a slightly lower $65,000 family median income as a result. Jupiter has many expensive luxurious vacation homes. Michael Jordan, the famous basketball player is from Jupiter.

Palm Beach Gardens

This was a community planned by the wealthy landowner John D. MacArthur. As a consequence it has relatively strict zoning laws and interestingly only had a single resident according to the 1960 Census. Today the city has around 40,000 residents with an average income of $74,000. It has the kind of small-town feel that many homeowners are looking for, and also some of the highest density of gated communities largely because of the planned nature of the town.

Palm Beach Island (Palm Beach)

Palm beach Island is separated from the mainland by the Intracoastal Waterway. While the town is small and has only around 20,000 residents. It is highly desired due to the proximity on both sides of water, the separateness from the rest of the mainland, and the enviable $150,000 median household income.  Palm Beach Island was selected as America's Best Place to Live by Robb Magazine in 2003.
